Where to stay in Split: best neighborhoods and hotels

For a first visit of two or three nights, stay in or immediately around Diocletian's Palace. You can walk to the ferry port, the bus station, the Riva and most of the sights in under 15 minutes, which matters when you are moving on to Hvar, Korčula or Dubrovnik.

If you have a car, want a beach on the doorstep, or are staying a week, look at Bačvice, Firule or Žnjan instead: parking is easier and the sea is closer, at the cost of a 15–30 minute walk into the centre. Varoš, the small grid of lanes west of the Palace, is the quiet option that is still central.

Avoid booking anything described only as "near Split" without checking the map: some listings are in Solin, Stobreč or Podstrana, which are separate towns 6–10 km away with their own bus links.

Prices are 2026 estimates for a double room in high season (July–August) and shoulder season (May–June, September–October). They vary widely by property and how far ahead you book.

Old Town and the Palace. The centre is a lived-in Roman palace, so accommodation ranges from rooms in stone houses to boutique hotels on the Riva. You pay for location and character, and you accept noise from bars and restaurants until late, plus stairs and no lifts in many buildings. This is the right base if you are here for two or three nights and leaving by ferry or bus.

Varoš. Once a fishermen's quarter, now a grid of narrow lanes and small houses just west of the Palace. It is a few minutes from the action but noticeably calmer at night. Good for couples and anyone who wants to sleep with the window open.

Bačvice. The city's main sandy beach and the surrounding streets are 10–15 minutes on foot from the Riva. Apartments and small hotels here suit families and swimmers. In summer the beach itself is loud until late, so pick a street set back from the sand.

Firule and Žnjan. East of the centre along the coast, these are residential areas with pebble beaches, promenades and more parking. Žnjan is the larger, more spread-out option. You will use local buses or walk 20–30 minutes to reach the Old Town.

Around the bus and train station. Practical rather than pretty: hotels and guesthouses within a few minutes of both stations and the ferry terminal. Useful for a single night before an early departure, less so for a holiday.

Podstrana, Stobreč and Solin. Suburbs and coastal villages 6–10 km southeast or northeast of the centre, with resort hotels and beaches. Cheaper per night and easier with a car, but you add a bus or taxi each time you want the Old Town.

Split is not a cheap city in summer. Expect the figures below as 2026 estimates for a double room, before the tourist tax and any breakfast.

Hostel beds are the exception: a dorm bed in a hostel in or near the centre is roughly €30–60 in high season, more in July and August. Private rooms in family houses, common across Dalmatia, sit between hostel and hotel prices and often include a kitchen.

Booking direct with small guesthouses sometimes beats the platforms, but for peak summer the platforms show availability faster. If you are flexible, May, June, September and early October give similar weather at roughly half the July–August rate.

Book 2–4 months ahead for July and August, and earlier for the last week of August and the first days of September, which are still busy. For May, June and October, a few weeks is usually enough.

Check the exact address on a map before you pay. Listings labelled "Split" can be in Podstrana, Stobreč, Solin or even Trogir, all of which need a bus or taxi.

If you are arriving by ferry from Italy or an island, the terminal is a short walk from the Old Town; staying central removes a taxi at both ends of the trip.

Old buildings mean stairs and thin walls. Ask about a lift and about air conditioning, which is essential in July and August.

For a longer stay, consider splitting the trip: a few nights in Split and a few on Hvar, Korčula or in Makarska, rather than commuting by ferry each day.
