The capital area is one base and a few trips out. Subway and AREX reach most of it, so moving hotels adds nothing; keep one bed and come back to it. The DMZ is a booked tour, not a place you walk to.

Myeongdong for first-timers; Hongdae for evenings and the AREX airport line.
Hwaseong Fortress wall walk; subway and train, about 1 h each way.
Guided tour only; booked days ahead with passport details.
Chinatown and the port; only worth it near a flight.
