Where to stay in Queenstown: best neighborhoods and hotels

Queenstown Centre is the default for a first trip: you can walk to the lakefront, the gondola, the tour pick-up points and most restaurants, and you do not need a car for a 3–4 night stay. Choose Frankton or the airport side if you are driving, skiing or catching an early flight. Choose Fernhill or Sunshine Bay if you want a lake view without the centre's price. Choose Arrowtown if you want quiet and are happy to drive 20 minutes for dinner.

The trade-off is simple: the centre costs more per night and parking is a hassle; everywhere else is cheaper but you need a car, a bus or a taxi for everything.

Distances are approximate driving or walking times from Queenstown Centre. Prices are 2026 estimates for a double room in peak season (Dec–Mar) and should be checked against live rates.

Queenstown Centre runs along the lakefront and up the streets behind it. Everything a short-stay visitor needs is inside a 15-minute walk: the gondola, the wharf where lake cruises and Milford Sound coaches leave from, the main bar and restaurant strip, and the i-SITE. The cost is noise on weekend nights and paid parking. If you are here for 2–4 nights without a car, this is the area that saves you the most time.

Fernhill and Sunshine Bay sit on the hill above the centre on the lake side. You get the same view for less money, and the walk down takes 15–25 minutes; the walk back up is steep, so most people use a taxi or the local bus after dark. Good for couples and longer stays.

Frankton and the airport side are the practical choice if you have a rental car. The airport is here, the main supermarket and retail park are here, and the road to Glenorchy, Arrowtown and the ski fields starts here. You trade the walkable centre for parking and lower prices.

Arrowtown is a small historic gold-mining village about 20 minutes' drive away. It suits families, walkers and anyone who wants a quiet evening, and it is closer to the Gibbston wine area. You will drive for every meal unless you eat at your accommodation.

Kelvin Heights and the Frankton Road strip sit between the centre and Frankton: more space, lake access and golf, still a short drive from town.

Queenstown is the most expensive place to sleep in New Zealand outside Auckland's peak. Expect to pay roughly double in late December, January and the July school holidays compared with May or September–October. Hostels, motels and holiday parks are the only real budget options in the centre; camping is limited and controlled around the lake.

Add on costs: central parking is paid and often full, a taxi from the airport to the centre is a fixed-ish fare (check current rates), and the Orbus public bus is the cheapest way between Frankton, the airport and the centre. Many hotels outside the centre include parking; most central ones do not.
