Where to stay in Naples: best neighborhoods and hotels

Stay in Old Naples or along Fifth Avenue South if this is your first visit and you want to walk to dinner and reach the beach in 5–15 minutes. Pick North Naples or East Naples if you are driving, want free parking and a lower nightly rate, and do not mind a 15–25 minute drive to the sand. Choose Marco Island or Bonita Springs if the point of the trip is a resort with a pool and a beach out front.

Naples is a small city on the Gulf coast of southwest Florida, so the choice is really about how much you want to drive. Rates swing hard with the season: winter is the expensive, busy window, and summer is hot, wet and much cheaper.

Old Naples is the historic core: low buildings, banyan-shaded streets, the pier, and Fifth Avenue South and Third Street South as the two dining strips. You can leave the car parked for days. It is also the most expensive and the hardest to book in season.

North Naples, around Vanderbilt Beach and Mercato, is newer and more spread out. Hotels and condos here are often better value, parking is easier, and you are close to the beach at Vanderbilt and Delnor-Witten. East Naples and the airport corridor are the practical, budget-leaning choice: chain hotels, big-box stores, quick access to I-75 and Naples Municipal Airport.

Marco Island, about 30–40 minutes south, and Bonita Springs, about 20–30 minutes north, are separate towns with their own resort strips. They suit travellers who want a beachfront property and do not need to be in Naples itself.

Book winter stays two to three months ahead, longer for holidays and for the weeks around Easter. Cancellation policies at beach resorts are often strict in season, so read them before paying. Expect a resort fee at many beachfront properties, plus Florida sales tax on the room rate.

Summer is the value window: hot, humid, with afternoon storms, but rates drop sharply and the same rooms are available at short notice. Hurricane season runs June to November, with the highest risk usually late summer and autumn; if you book then, favour flexible cancellation.

Beach access is the other thing to check before booking: some hotels sit on the sand, others are a drive from a public access point with limited, paid parking in season. Ask the property directly whether it has beach access and whether chairs and umbrellas are included.

Match the area to your days, not to a star rating. If you have two nights and want restaurants on foot, pay for Old Naples. If you have a week, a car and children, North Naples usually works better and costs less.

Check whether your dates fall in season before comparing prices, since the same room can differ by hundreds of dollars between February and August.
